What are the steps to having a modular home built?


At the outset, we provide a complimentary consultation where we’ll discuss the project’s process, budget, and optimal strategies to maximize both home quality and value within your financial constraints.

During this initial stage, we’ll suggest the construction method that aligns best with your needs and budget. If a modular home is the most suitable option, we’ll recommend modular manufacturers who offer floor plans and choices that best fit within the scope and budget previously discussed.

At this phase, after choosing the floor plan and finalizing the financing approach, we will arrange an on-site assessment of the construction location.

One of the greatest advantages of constructing your dream home is the liberty to choose your own land.

Following the site assessment, we’ll schedule a follow-up meeting to go over the project’s scope and associated costs with you. This includes everything from obtaining the necessary permits to receiving the certificate of occupancy.

After finalizing the financing, choosing the floor plan, identifying the construction site, and determining the construction costs, the next step is to obtain the building permit.


The process for securing a building permit can vary depending on the local municipality or county. Luckily, our team has extensive experience in navigating these systems and understands the specific requirements of different county and city building departments, allowing us to expedite the process as efficiently as possible.

As we focus on obtaining your building permit, we will initiate the order for your home with the modular home manufacturer and set things in motion from their side. The home plans will be forwarded from the manufacturer to the Colorado Division of Housing for official approval.

While we concentrate on securing your building permit, we will also begin the process of ordering your home and activating procedures on their end. The design plans for your residence will be sent from the manufacturer to the Colorado Division of Housing for formal authorization.

  • Lifting and positioning of home sections onto the foundation using a crane.
  • Finalizing the interior where the home sections join, also known as the marriage line.
  • Installation of any remaining flooring not pre-installed by the modular home manufacturer.
  • Connection of all essential utilities.
  • Managing required inspections by the local county or city from start to finish.
  • Final cleaning and preparation.
